Terms and Conditions

CONDITIONS: The rent will include the use of the property and all contents. The tenant agrees to keep the property and all fitments, furniture, equipment and other contents in or on the property in a like state of repair and condition, other than fair wear and tear, as at the commencement of letting, and will pay for loss, damage or breakage that may occur during the period of let. The tenant undertakes to leave the property and all utensils and equipment in a clean and tidy condition at the conclusion of the period of let. Please, no pets except guide dogs.

PAYMENT: A deposit of £100 of the rent should be paid on booking, with the balance due 6 weeks before the holiday start date. The balance and deposit should be paid together if the booking occurs within 6 weeks of the start date. No provisional, verbal or "advance" booking will be regarded as final until this deposit has been received. Once a booking has been made and accepted a legally binding contract is entered into and the tenant will be liable for payment of the full amount of rent.

PAYMENT METHOD: Payment by cheque or bank transfer is welcomed.

NON-PAYMENT: Non payment of the balance of rent by the due time will be treated as cancellation and the property will be regarded as available for re-letting.

CANCELLATION: Insurance is recommended. Once you have made a booking and we have accepted it and either your deposit (or the full amount when your booking is made less than 6 weeks before your arrival) has been paid, a legally binding contract exists beween us. If you have to cancel your booking, for any reason, you are liable for the full amount of rent. If, however, we are able to re-let the cottage, we will refund to you any monies that you have paid less 10% plus any special advertising monies or agency fees that we have incurred re-letting the cottage.

We strongly recommend that you protect yourself against unforseen events by taking out cancellation insurance.

No subletting will be allowed, and numbers must not exceed the numbers agreed.

The booking is made on the understanding that the property is available to the tenant on the dates agreed. If for any reason beyond the owners' control (e.g. fire damage etc.) the property is not available on the date booked, all monies paid by the tenant shall be returned in full, but the tenant shall have no further claim against the owners.
